Like all construction techniques, IBS works best when IBS elements are incorporated from the design stage. This means early decisions on architectural, M&E and other elements which are traditionally finalised only after the structure has been erected.
Unlike other construction methods, IBS requires much forward thinking in that the clients have to finalise their requirements and properly feed them back to the contractor early on. Only when the designs have been finalized, do on site works and component manufacturing begin. This discipline of finalizing all aspects on paper before the start of works on the ground is relatively new in Malaysia and requires a change of paradigm by both the client and contractor.
When the planning and design stages have been properly completed, the execution stage which entails the actual component manufacturing and construction often proceeds at a fast pace without a hitch. This is where really IBS shines with a noticeable difference in the speed of construction, quality of product, and site cleanliness and safety.
Any client thinking about the benefits of using IBS techniques must be prepared to put in more resources during the planning and design stage in order to ensure a smooth execution of the project. In addition, early incorporation of precast designers in the design stage will enable cost optimization and realize the full technical benefits of precast components such as longer horizontal spans. |
